Al Wajeeh Private Villas

Al Wajeeh Private Villas is a residential project located in North Obhour - Alsheraa in Jeddah from Jan 2018 up To Feb. 2019. The project is a series of 8 adjacent villas and began with excavations and substructures works including foundations, columns neck, and grade beams. In addition to backfilling works was done. Once that was completed, superstructures works began on slabs, columns, and block works. The last stage of this project was finishing works on plastering, painting, tiles and marbles works, gypsum boards, MEP, landscape, as well as doors and windows installations. The biggest challenge was completing the project of all 8 villas in only 12 months.

Superstructures

After completing the substructure phase (including excavation, foundations, column necks, and grade beams), the project moved into the superstructure phase, which included:

Slabs:
Reinforced concrete slabs were cast for each floor level across all 8 villas. These slabs formed the primary horizontal structural elements, enabling the layout of multi-level residential units.
Columns:
Vertical reinforced concrete columns were constructed, forming the main structural supports that transfer the building load from the slabs to the foundation. Each villa was supported by a strategic grid of columns, designed to balance load efficiency with architectural flexibility.
Block Works:
Concrete block walls were built to define rooms, facades, and boundaries. These blocks also contributed to the structure’s thermal insulation and soundproofing, essential in Jeddah’s climate.

Finishing Works

Once the structural framework was completed, the project moved into the finishing phase, which focused on transforming the concrete structures into livable, high-quality private villas. This phase included:

Plastering
Painting
Tiles and Marble Works
Gypsum Boards
MEP
Landscape
Doors & Windows Installations
